Yes, it is possible to buy property in Cyprus remotely — with video tours, electronic document exchange, and a power of attorney granted to a lawyer.
However, if possible, I recommend one short 2-3 day visit to view 4–6 carefully selected properties and get to know the area.
In addition to the purchase price of the property, VAT must be considered — 5% or 19% depending on the specific property. There are also transaction-related costs — legal services, KYC (Know Your Customer) checks, bank fees, insurance, and future annual maintenance and management costs. The stamp duty will no longer apply from January 1, 2026.

From June 15, 2026, new regulations apply: the 5% VAT rate is applied if the property is used as a primary residence and not for rental purposes. It applies to the first 130 m² if the total area of the property does not exceed 190 m², its value does not exceed €350,000, and the total transaction value does not exceed €475,000. If these limits are exceeded, 19% VAT is applied.
To apply the reduced 5% VAT rate, the following conditions must be met:
- The purchased property must be used as your permanent residence in Cyprus for at least 10 years.
- The property must be purchased by an individual, not a company.
- The property must be new, not a resale property.
- An application for the 5% VAT rate must be submitted to the Cyprus Tax Department before the transfer of the property or the start of its use.
Yes, it is possible to obtain a mortgage loan in Cyprus. In September 2025, the average mortgage rate was 3.03%, compared to 4.27% a year earlier.
An alternative is the developer's payment schedule, especially in new projects. Sometimes the most advantageous solution is a combination of both options. The specific financing terms are assessed individually, taking into account the bank’s requirements and the particular property.
Local management companies can provide rental management, cleaning, repairs, and guest services. Short-term rental management costs are usually 20–25% of income, for long-term rentals — lower.
We will also assist in arranging an agreement with a property management company.
1. We start by choosing the most suitable location.
Buyers compare various districts in the chosen city, assess the nearby infrastructure — schools, shops, cafes, hospitals, beaches, and main roads, as well as review current offers.
2. Once the property is found, the next step is to obtain key information, including project documentation, apartment specifications, payment terms, and a sample purchase contract. At this stage, it is important to clarify what is included in the price, what the expected property maintenance costs will be, and how the payment schedule is organized.
3. Before proceeding with the transaction, we recommend engaging an independent lawyer in Cyprus.
The lawyer checks the project, the developer, and the legal entity receiving payments, and also ensures that the contract and payment process comply with legal requirements. We determine whether the particular purchase may qualify for the reduced VAT rate or whether it may qualify the buyer for a residence permit or permanent residency, depending on the buyer’s situation.
4. After the checks are complete the buyer makes a payment to reserve the property, we agree on the contract terms and sign the purchase agreement. Afterwards, the contract is submitted to the relevant Cyprus registration authorities for registration and the necessary legal formalities.
5. If the property is still under construction, the buyer continues to make payments according to the payment schedule until construction is finished. Once the apartment is completed, the developer provides the required documents for the next steps, including final approvals, and the process to obtain the Title Deed is started.
